PRE-DRYWALL INSPECTION


A pre-drywall home inspection is conducted before the walls are closed up.

Think of it just like a standard home inspection but the home is still in the early stages of being built.

It is best to have a pre-drywall done after the insulation of the home is added, but before the drywall.

With no drywall, much more of the home is visible and we are able to more thoroughly inspect the systems and components present at that phase of construction.

RADON TEST

What is radon?
A radon test measures the levels of radon gas present in residential or commercial properties. This naturally occurring radioactive gas can seep into buildings from the ground and is linked to serious health risks, including an increased risk of lung cancer. Performing a radon inspection is vital for protecting the health and safety of occupants, as it detects any hazardous radon levels that need to be addressed. 

What to expect?
Real estate transactions normally use a "Short term" radon test that take 48 hours minimum.
The testing equipment will be dropped off on a predetermined date and the picked up at least 48 hours later.

Testing typically consists of placing a testing device, about the size of shoe box, in the lowest level of the home.  The device will take hourly readings of radon levels, measured in picocuries per liter (pCi/L). 
After 48 hours, the testing device is picked up and the data is accessed to produce your report.  
The report is complete and can be included with the delivery of your Home Inspection Report or may be delivered separately.

WOOD DESTROYING INSECT REPORT (WDIR)

What is a WDIR?
Commonly referred to as a "Termite" report, a Wood Destroying Insect Report (WDIR) details the presence of pests that can damage wooden structures, such as termites, carpenter ants, and powderpost beetles. Having an  inspection is crucial because it helps identify any infestations early, preventing costly damage to your property. Regular inspections can also provide peace of mind and ensure the integrity of your home. Investing in a WDIR can save you time and money in the long run.


What to expect?
The inspection typically happens at the same time as your home inspection.  
Square footage and age of the home are factors in how long the inspections take but they average anywhere from 30 minutes to an hour and a half.  WDIRs can be included with the delivery of your Home Inspection Report or may be delivered separately. 
Be sure to check with your Real Estate Agent or Mortgage provider to see when a WDIR may be required.
